Forum 76 is a class A office complex, consisting of two buildings with a total area of 7700 sq m. The complex is located at ul. Piłsudskiego 76 in Łódź, at one of the busiest intersections in the city and in the immediate vicinity of prestigious office buildings: Monopolis, Imagine, and Symetris. There are numerous bus and tram stops nearby, providing easy and quick access to the rest of the city.

Forum 76 offers modern office and service space, now available for viewing during a virtual tour. The complex provides its tenants with numerous amenities, including a newly opened cafeteria, spacious conference rooms, as well as car and bicycle parking areas.

The TCFD (Task Force on Climate-related Financial Disclosures) guidelines are becoming more widely known and implemented among a portfolio of investors. The aim of their implementation is to recognise the risks and opportunities that arise in the market due to the changes in the conduct of business that are caused by climate change. New legal, technological and social requirements can lead to higher investment costs but also to positive changes such as reduced energy consumption, water consumption, waste, use of green areas or a more positive perception of a building. Such risk analyses, in terms of business transformation and social changes caused by climate change, have been conducted for building owned by FIX POLAND sp. z o.o. with its registered office in Warsaw, ul. Złota 59, 00-120 Warszawa, for Forum 76 – al. Marszałka Józefa Piłsudskiego 76, 90-330 Łódź.

For this building, in addition to the analysis of opportunities and transformation and social risks, appropriate coefficients were determined, which will be monitored on FIX POLAND sp. z o.o. In terms of transformation risks, the following will be assessed on the mentioned buildings: reduction of energy consumption, water, waste, use of green areas.

In terms of social risks, sites were assessed for exposure to a range of social risks. For each identified risk, examples of real activities translating into a positive contribution to the local community were selected.

The assessment was carried out using data to provide evidence of the occurrence and severity of each social risk in the site environment. It consisted of various surveys for the scale of each problem: nearest neighbourhood, district, city and nationwide.

The analysis of risks and opportunities in the context of climate change allows the building and its surroundings to be better prepared for market changes.
